Toronto Commercial Real Estate Drops In 2009

The Toronto Commercial Real Estate had a total of 990 transactions in the Greater Toronto Area for 2009, totaling $5.4-billion. This total comprised investments made in office towers, shopping malls and warehouses.

Peak sales of Commercial Real Estate in the Greater Toronto Area was $12.5-billion in 2007.

According to RealNet Canada that tracks the industry the majority of 2009 transactions took place in the fourth quarter as investment confidence returned.

MLS Sales Reach Record Average Price

Toronto Downtown Condos MLS sales across Canada climbed to a record average price of $320,333, an increase of 5 per cent in 2009.

Sales in 2009 started slowly from almost no transactions and then proceeded to build strength in sales and price ending the year in a record state.

The fourth quarter was the busiest year in Canadian Real Estate according to the Canadian Real Estate Associations latest report.

A total of 465,251 homes were sold on the different MLS districts of Canada resulting in an increase of 7.7 per cent over 2009.

New listings finally recorded a year-over-year gain for December with 33,090 available MLS homes for sale. This was the first gain in new listings in over a year.

New MLS listings are still down 12.6 per cent from the annual peak in 2008.

Toronto Downtown Condos The Toronto Condo Market is poised to hold on to the gains it made in 2009.

Resale Condos in the Real Estate Market are in short supply as a result potential buyers are looking to purchase new Condominiums, especially in the downtown districts.

Interest rates are going to be the same until June 2010 so that and a bigger demand from first time buyers and new immigrants to the City should bode well for 2010.

Price will continue to be a big factor in purchasers buying habits as we recently saw with the Sales of X2 Condominiums and the lineups that occurred.
